Medico Lending Australia 2026 Guide

Loans for Medical Professionals in Australia: What Makes Medico Lending Different?

Medical professionals can access specialised home loan policies at selected Australian lenders, including reduced deposit requirements and lender’s mortgage insurance waivers. Eligibility varies by profession, registration, income, loan purpose, and lender policy.

For borrowers considering a medical professional home loan in Australia, understanding those differences can materially affect the upfront cost and available loan options.

Westpac currently offers eligible doctors, dentists, and medical specialists up to a 95% LVR without LMI, while some allied health professionals may qualify for up to 90% subject to income and eligibility requirements. NAB also offers LMI waivers to eligible medical professionals under its own criteria.

How Medico Lending Eligibility Differs by Profession

Tier 1: Doctors, dentists, and medical specialists often have access to some of the broadest medico-lending concessions. At selected lenders, eligible practitioners may access a home loan for doctors with up to 95% LVR and no LMI. Some lenders, including Westpac, currently apply no minimum income requirement to listed doctors and specialists, although normal borrowing-capacity and credit criteria still apply.

On a $900,000 property, a 5% deposit is $45,000 compared with $180,000 for a 20% deposit. before stamp duty and other purchase costs, and subject to the lender’s valuation. The actual LMI saving varies by loan amount, LVR, and lender.

Tier 2: Allied health professionals may also qualify for medico-lending benefits, but the lender panel and eligibility criteria are usually narrower. At Westpac, eligible physiotherapists, pharmacists, registered nurses, midwives, psychologists, optometrists, chiropractors, and other listed professions can currently qualify for an LMI waiver up to 90% LVR with a minimum annual income of $90,000.

Other lenders use different profession lists, income requirements, and LVR limits, which makes comparison important for anyone seeking a home loan for medical professionals.

Tier 3: Other healthcare roles: Eligibility varies significantly by lender. Some healthcare or emergency-service professionals may receive different lending concessions even when they do not qualify for the same medico LMI waiver offered to doctors or registered allied health professionals.

What Medico Lending Actually Is And Is Not

A medico home loan is not a universal home loan product. Instead, selected lenders apply profession-specific lending policies to eligible borrowers, which may include LMI waivers, higher allowable LVRs, or different income-assessment rules.

The available interest rate, offset, redraw, and fixed or variable options still depend on the particular lender and loan product.

Medical eligibility is generally assessed when the loan is approved. A later career change does not normally create a new LMI charge on an existing settled loan, but refinancing or applying for additional lending may require the borrower to meet the new lender’s current eligibility criteria.

If the borrower no longer qualifies for a medico waiver and the new loan has a high LVR, LMI may apply.

Medico LMI waivers may also be available for investment lending at selected lenders. For example, Westpac states that certain medical practitioners can apply for an LMI waiver with a minimum 5% deposit on eligible investment-property lending.

An investment loan medico waiver is not available under every lender or product, so the loan purpose and lender policy should be checked before applying.

One common mistake is assuming that the medico policy offered by one bank represents the whole market. A physiotherapist may qualify differently across lenders, while doctors and specialists can also face different limits, income-assessment rules and eligible products. Comparing lender policies is therefore an important part of choosing a medical professional home loan.

Frequently Asked Questions

Q: Can a junior doctor or intern qualify for a medico LMI waiver?

Answer: Yes, at selected lenders. For example, Westpac currently includes hospital-employed interns, residents, and registrars in its 95% LVR LMI-waiver policy with no stated minimum income, subject to normal credit and eligibility requirements.

Q: Do nurses and midwives qualify for LMI waivers in 2026?

Answer: Yes, at selected lenders. Westpac currently offers eligible registered nurses and midwives up to 90% LVR without LMI where the applicable $90,000 annual income requirement is met. Other lenders may use different criteria.

Q: Is a medico home loan more expensive than a standard loan?

Answer: Not necessarily. A medico policy may waive LMI, but the interest rate, fees, and features depend on the lender and loan product. Compare the overall loan cost rather than assuming medico lending is automatically cheaper.
