Home loan demand is slowing down; here’s what that means for you
NAB has just released its latest quarterly numbers, and they tell an interesting story. Home loan applications at the bank fell 15 per cent in the June quarter compared to March and were lower than the same period last year. Investor applications dropped 17 per cent, owner-occupier applications fell 14 per cent, and NAB is not alone. Other major banks have also reported weaker home loan application activity since the federal budget in May.
At the same time, NAB flagged a small rise in “watch loans”, home loans being monitored more closely because the borrower might be starting to feel the pinch, even if they’re still meeting repayments. It’s not a red flag on its own, but it’s a sign that some households are feeling the squeeze of higher costs and ongoing global uncertainty a bit more than before.

What’s actually going on
None of this means people have stopped wanting to buy property. What it really shows is that borrowers are being more careful. People are taking a beat before submitting an application, running the numbers twice, and thinking harder about what they can comfortably afford rather than just what they might be approved for. After a stretch of rate rises and cost-of-living pressure, that kind of caution makes a lot of sense.
Why this matters if you’re borrowing
When demand softens and lenders pay closer attention to loan quality, the borrowers who come prepared do best. That means having your numbers in order, understanding your real borrowing capacity (not just the maximum a calculator spits out), and choosing a loan structure that can handle a bit of pressure if things get tighter before they get easier.
A few things worth reviewing
- Your borrowing capacity, based on today’s rates and living costs
- Whether refinancing could ease pressure on your repayments
- Your loan structure, especially if you’re an investor
- How ready are you to move if the right property comes up
